Using exclusive Q3 market data, we’ve identified the areas across Tayside and North East Fife where properties are selling above their Home Report valuations.

  1. North East Fife


    Topping the list is North East Fife, where over 68% of properties sold in Q3 achieved prices above their Home Report valuations. This area includes the popular coastal towns of Newport-on-Tay, Wormit, and Tayport – known for their excellent amenities and close-knit communities. Just a short drive from Dundee, these towns are particularly attractive to commuters seeking a quieter, more relaxed lifestyle. That strong demand is clearly reflected in the competitive prices buyers are willing to pay.

    In second place is Monifieth, where over 65% of properties sold in Q3 for more than their Home Report valuations. This coastal community, with roots stretching back to the 9th century, proudly claims to be one of the sunniest towns in the country. Unsurprisingly, it’s popular with both families and retirees, drawn by the quality of life that often comes with seaside living.

    Coming in third is Broughty Ferry, with 57% of homes selling for more than their Home Report valuations. A charming seaside suburb of Dundee, Broughty Ferry boasts a sandy beach, bustling high street, and the iconic Broughty Castle. As both a tourist hotspot and a desirable residential area, it’s no surprise that buyers are willing to offer competitive prices.

In fourth place is Arbroath, where 56% of properties sold for more than their Home Report values. This historic coastal town, home to the famous Arbroath Smokie, offers seaside charm and attracts visitors with its cultural sites, scenic walks, and traditional Scottish hospitality.
