Insights from Jennifer Olivier at TSPC’s Property Investor Evening
Join us at TSPC’s Property Investor Evening on November 25, 2024, where Dundee businesswoman Jennifer Olivier will share her inspiring journey of property development and her latest ambitious project – the transformation of Broomhall House, a historic mansion in Broughty Ferry.
Jennifer, who was born and brought up in Dundee, is awaiting planning consent to convert Broomhall House, formerly known as ‘Jessie’s Kitchen’ on Albert Road, into 13 luxurious aparthotel rooms. The property, dating back to 1865, will also feature a Victorian conservatory and Billiard Room for private dining. The project, named The Isobel Apartments, is a tribute to Jennifer’s late mother, Isobel, who passed away in 2013.
A Passion for Property Development
Jennifer’s love for property began with personal home renovations. In 2011, she took on her first “flip” — a house covered in black mould near Dawson Park. After transforming it into a beautiful family home, Jennifer realized property development could be both a passion and a career. While working as an HR consultant, she bought, renovated, and sold several homes, eventually transitioning full-time into property development.
The death of her mother in 2013 was a turning point, prompting Jennifer to partner with her father on property ventures. Together, they renovated tired rural cottages around Dundee, some of which were turned into successful holiday lets.
The Isobel Apartments: A Tribute to Family and Community
Jennifer’s current project, Broomhall House, holds deep personal significance. She hopes The Isobel Apartments will honour her mother’s memory and provide something positive for the community. Jennifer shared, “My Mum was a primary school teacher who cared deeply for children in some of Dundee’s most disadvantaged areas. I would love to create a fund to support those in need, particularly for families struggling in her former school. As I work in housing, I also want to give back to the community by donating a percentage of the profits to a homeless charity.”
Through this project, Jennifer is also committed to maintaining the building’s rich history, potentially naming rooms after historical figures associated with the house.
Insights for Aspiring Property Investors
At the TSPC Property Investor Evening, Jennifer will share valuable advice for both seasoned investors and those just starting out. Key topics will include how to avoid common pitfalls and practical tips for success. Jennifer emphasised, “If you’re new to property, I recommend starting with projects that don’t require planning or architectural work. As soon as you need planning consent, you slow down progress and increase costs.”
She will also discuss the financial aspects of property investment, such as the Additional Dwelling Supplement (ADS), council tax issues, and the risk of purchasing properties that may not be mortgageable. With building regulations becoming stricter, Jennifer believes it’s crucial to be informed and prepared.
