TSPC February Market Update

February proved another active month in the Tayside property market, with strong demand supporting steady sales and rising average prices. New listings on tspc.co.uk rose 30% month-on-month, offering a wide range of properties across Tayside and North East Fife. Demand remained robust, with 114 properties going under offer, representing over £20 million in sales and reflecting continued confidence from both buyers and sellers. 

 

Property Market Overview 

As we move towards spring, market activity has shown notable growth. Broughty Ferry and Arbroath recorded significant increases in new listings, while Forfar and Dundee (including Invergowrie) led the way in sales, with a 54% year-on-year increase. Average selling prices in Dundee also rose by 20% to £163,674, highlighting the strength of the market. 

 

Areas Selling Above Home Report Value 

Seller confidence continued to grow, with many homes across Tayside selling above their Home Report (HR) valuation. 

 

Broughty Ferry

Broughty Ferry remains the strongest market in February. Homes here are selling on average nearly 6% above HR, with overbids reaching almost 12% when competition occurs. Half of all properties in February went over HR, showing high demand. For homeowners, this is positive news: your property is likely to attract competitive offers, making now a great time to sell. 

 

Dundee

Dundee is a mixed but promising market. While average prices were slightly below HR last month, nearly half of homes still sold above it, with overbids averaging 6%. Well-presented or desirable properties continue to attract strong interest, giving sellers a real chance to achieve a price above HR.

Arbroath

Arbroath shows a steadier, balanced market, with prices closely matching HR and moderate overbids. Around a third of homes still sold above HR in February, providing homeowners with opportunities to achieve a premium. The market’s stability and predictability make it an encouraging environment for sellers.
