Tayside property market update – May 2025

May continued the strong spring performance across Tayside’s property market, delivering a record-setting month in several key areas – from new listings to offer activity and total property value under offer.
Highest number of listings in 2025 so far
A total of 226 exclusive new listings came to market on tspc.co.uk in May, the highest monthly total of the year to date. Not only that, but May also recorded the highest average asking price so far in 2025, highlighting growing seller confidence and market strength.
Notable increases in new listings were seen across North East Fife, Kirriemuir, Forfar and surrounding areas, and Broughty Ferry & Barnhill.
Offer activity at its peak
May was also the busiest month of 2025 so far for properties going under offer, with 231 accepted offers, a 14% increase on April.
The area with the most properties going under offer was Dundee including Invergowrie, followed by Arbroath and Broughty Ferry & Barnhill.
- Broughty Ferry & Barnhill saw a 42% increase in offers accepted
- Arbroath rose by 29%
- Carnoustie experienced a 31% increase
In total, the combined asking price value of properties going under offer in May exceeded £47.5 million, another sign of strong buyer demand across the region.
Sales moving faster and prices staying strong
The average time for a property to go under offer was 26 days, slightly faster than the 27-day average in April.
Meanwhile, for completed property sales, the average selling price in May stood at £174,440, reflecting a modest rise from April and ongoing price stability across the region.
Closing Dates ease slightly
6.4% of all properties sold in May went to a Closing Date, down from 10.3% in April. While competitive bidding remains present, this suggests a slight softening in pressure on buyers compared to earlier in the spring, though some high-demand properties are still drawing strong interest.
Online engagement continues to climb
Interest in the market remained high online, with active users increasing by almost 2,000 and total website visits reaching nearly 1.7 million, making May another strong month for digital engagement on tspc.co.uk.
