Tayside Property Market Update – July

July saw a continuation of the strong summer performance across Tayside’s property market, delivering a record-setting month in several key areas – from new listings to offer activity and total property value under offer. 

Property market overview 

Typically, a quieter month for property sales, July proved to be notably active. This increased activity may be attributed to buyers aiming to finalise moves before the autumn or ahead of the new school term. 

A total of 221 exclusive new listings were added to tspc.co.uk in July – the second-highest monthly total so far this year. Demand remained strong, with 210 properties going under offer and 280 sales completed, marking a 33% increase compared to June. These figures reflect both robust buyer interest and growing confidence among sellers. 

Notable increases in new listings were seen across Arbroath, Forfar, Broughty Ferry, and Monifieth. 

Offer activity  

July was busy for properties going under offer with a total of 210, an increase of 4% YoY. 

The area with the most properties going under offer was Dundee, including Invergowrie, followed by Broughty Ferry & Barnhill, and Arbroath. 

• Broughty Ferry & Barnhill saw an increase of 31% 

• Newport, Tayport, Wormit and Gauldry increased by 28% 

• Dundee rose by almost 5% 

In total, the combined asking price value of properties going under offer in July exceeded £40 million, another sign of strong buyer demand across the region. 

Areas Selling Above Home Report Value 

Seller confidence continued to grow throughout July, with a significant number of homes selling for more than their Home Report valuation. 

• North East Fife – 85% 

• Arbroath – 72% 

• Broughty Ferry – 57% 

• Dundee – 58% 
• Carnoustie – 55%

Online engagement continues to climb  

Interest in the market remained high online, with active users increasing by over 20,000 and total website visits reaching nearly 2 million, making July the strongest month this year for digital engagement on tspc.co.uk.
