Connelly Yeoman Estate Agency are excited to present to the market this exceptionally well presented large superior detached villa which occupies a corner garden plot located in the much sought-after residential area of Kirkton, on the northern perimeter of the town and within easy reach of central amenities and services. The property is presented in immaculate order, both inside and out, with the current owner having completed an ongoing program of upgrading and modernisation throughout. Of particular note, an extension to the rear of the house was completed only 2 years ago, complete with folding bi folding doors which truly brings the outside in. Most of the windows have been replaced with quality double glazing which was installed only just recently, complete with a new front entrance door (just replaced a couple of months ago). Internal fittings, fixtures and finishings are all on modern and stylish lines, complete with oak wood replacement internal doors and recently laid Herringbone vinyl flooring. Externally, the front garden area is laid to mono-block paving offering extensive off road car parking and leading to the Garage. The enclosed rear garden was professionally landscaped in 2018 and boasts a mono-block patio area, artificial grass and there is a superb large Summerhouse snug and bar which has double glazing and French entrance doors, ideal for outside entertaining. Overall, this is very fine example of a super family size home and early viewing is highly recommended to appreciate. 5 minute walk to the local playgroup, nursery and primary school. 2 minute walk to St Vigeans nature trail and Hercules Den where there are 2 full sized football pitches, basketball court and a kids playpark nearby. 3 minute walk to access public transport for the local bus route.
It's famed for the "Declaration of 1320" and as home of the "Arbroath Smokie," although the smoked haddock delicacy actually originated in the nearby one-time fishing village of Auchmithie.
But as you would expect from the biggest of the Angus towns, there's so much more to Arbroath than just its rich seafaring heritage, captured in a multi-million-pound visitor centre by the quay. The population numbers around the 24,000 mark and it has been hailed among the country's most affordable commuter towns, with Aberdeen and Dundee both coming into play.
It is home to Angus College, the Webster Theatre, two secondary schools, 11 primaries and, of course, a harbour. The Arbroath football team's nickname is the Red Lichties, referencing the lamp which adorned the harbour entrance as an aid to shipping.
The rural hinterland includes the villages of Inverkeilor, with its parks, primary school and pub, Friockheim and the clifftop hamlet of Auchmithie.
