1. Brechin 

Average selling price: £149,207

Brechin as currently the most affordable place to buy in Tayside. A small Angus town packed with history – home to one of Scotland’s oldest cathedrals and a one of the only two surviving round towers. Although quiet, Brechin still offers good road and rail links to Dundee, making it a sensible choice for first‑time buyers seeking affordability, character, and accessibility. 

 

2. Dundee

Average selling price: £150,961

The second most affordable place is Dundee. The City of Discovery has undergone an ambitious transformation over the past decade and major investment continues in the shape of revitalisation of the Waterfront, spearheaded by the V&A Museum, the Slessor Gardens and amenities including hotels, shops and leisure facilities. With frequent transport links to both Edinburgh and Glasgow, you can get to both in under one and a half hours, making Dundee the perfect spot for first time buyers. 

 

3. Kirriemuir 

Average selling price: £153,087

Third place is taken by Kirriemuir – known locally as Kirrie, Kirriemuir lies just under six miles north‑west of Angus’s County town, Forfar. Best known as the birthplace of J.M. Barrie, the creator of Peter Pan, Kirriemuir offers a range of local amenities and is an ideal spot for outdoor lovers. 

 

4. Arbroath 

Average selling price: £186,036

In forth place, is Arbroath which has an average selling price of £195,077. A historic harbour town with stunning cliffs and character. It’s famous for the Arbroath Smokie and offers brilliant value for seaside homes.

 

5. Carnoustie

Average selling price: £186,197

Lastly we have Carnoustie with an average selling price of £186,423. A charming seaside town on the Angus coast, internationally famed for its prestigious golf links but equally appealing for its sandy beaches, friendly atmosphere, and beautiful coastal walks. Ideal for coastal living without the premium price.
